Design Build partnership with DPR to transform an empty 7,000 SQFT warehouse space at the UCD Health Institute for Regenerative Cures Building into a clean room lab with supporting office spaces. The final space had clean rooms, three ante rooms, three receiving rooms, a QC lab, a kitchen, and support offices. The HVAC system was composed of a custom AHU, two Utility set Exhaust fans, and a pressure relationship-based CAV distribution system. The plumbing system included O2 Distribution and Alarm system, CO2 distribution and alarm system, LN2 Distribution, Vacuum pump and distribution, and Compressed Air, Hot water, Cold water tie-into the campus loops and distributed.

There are an abundance of systems in a very tight space, Airco was able to completely prefab HVAC and plumbing without a complete building 3D model. We were able to scan in the existing space, draw all our services, and completely prefabricate all of our systems without impacting other trade partners.

The owner desired the ability to change over clean rooms from negative to positive pressure relationships with adjacent spaces. The owner was also heavily constrained on budget. Instead of upselling a complex and expensive lab valve system, Airco designed pressure relationships by controlling airflows. The owner is now able to changeover rooms during a clean from negative to positive or vice versa by re-balancing the system or resetting CAV airflows using the BMS.
